Ashley helped us out in selling our home in Marietta and the purchase of a new home in Ball Ground. The Marietta home needed some prep work to improve its condition like some painting of the interior and carpeting in the living room. In general she was very efficient in getting people to view the home. Although it took a little time, once it was shown to a number of potential buyers she located one who really liked what they saw, as well as, the price. During the period of finding a buyer, we set out to find a new home that was a ranch style to help my wife with dementia to not have to worry about stairs. Also, the home we found was away from the busy Marietta area and all the housing and road construction taking place. Ashley was very helpful in the purchase of the new home also. She was very effective and efficient in getting things done in a timely fashion. We appreciate all that she has done and highly recommend her to those looking to sell or buy a home. Neeley has the patience of Job. We were so unclear of what we wanted, and she guided us with a gentle but professional hand, to review a range of possible home styles. She stood by while we went silent, she supported our independent touring with descriptions of potential properties but was always there - always a quick text or phone call away, with gentle persuasion and sometimes firm counsel, but always in the right direction for us. I first spoke to Allen about the intricacies of a short sale. Allen listened carefully and suggested before I considered a short sale, I should attempt to market the property for sale at the correct price point. Allen is very knowledgable about putting together a listing which will appeal to audience interested in a specific price point. Allen helped me price the property correctly. After the first offer fell thru because of financing issues, Allen was adroit enough to go to a Plan B quickly. His negotiating skills were firm but not inflexible. Allen had to stay on top of the second offer inasmuch as the purchaser was out of the country and unable to have all papers signed and notarized properly. Allen communicated via email and encouraged the buyer to work with all deliberate haste to get to the American Embassy in London where the paperwork could be signed and notarized. His emails to the prospective buyer were firm but not coercive. Meanwhile, Allen had another buyer in the wings and patiently explained to me the ins and outs of the third buyer. Allen's attention to detail was superb and his communicating skills, written and verbal, most impressive I highly recommend Allen Minter and am most grateful I had the opportunity to work with him.

I felt compelled to write a review for Kara after recently purchasing our first home during the middle of the Coronavirus pandemic. My wife, Hailey, and I moved to Atlanta last year and have been staying in a family condo in Buckhead while we got settled. I was born and raised in Atlanta so while I am familiar with many areas and neighborhoods, a lot has changed in 10 years. Also, my background is in real estate, being a licensed Sales Person in the state of GA. With all that said, we could have never done it without Kara Woodall! What started out as a search for a rental house in Buckhead, quickly expanded into a search for a home and Kara was able to walk us through every step. From defining our search criteria to meeting with lenders, Kara was on top of it. She understood our budget and never seemed to mind our indecisiveness or constant changes. We looked all over Atlanta and Kara didn't miss a beat, knowing the best school districts and the pros/cons both OTP and ITP. She knew the neighborhoods that would be the right fit for us now, in a few years, and in the future when we want sell. Kara has an incredible network of agents and always knew about houses coming on the market days, weeks, and even months before they were officially listed. She would go above and beyond to get photos and videos of house so that we didn't have to waste time touring homes that would not work. When we toured together, Kara offered great insight on the area, the market, the house, and the price. She does her research and stays on top of all the listings and sales to know where a house should be priced and what a competitive offer should be. She was quick to point out things we could or may want to change and the modifications that may require more money or work than we wanted. Kara would also bring to our attention issues that could impact the resale value that we did not pick-up on. The best part of working with Kara was when it came time to put in an offer. We never felt pressured by Kara to put in an offer or offer more than we were comfortable with. She reassured us that we would find the right house. I've done a lot of real estate deals but Kara gave us specific guidance on how to make our offer more competitive in ways I would not have even considered. She knows how to win a deal! After we went under contract, Kara stayed on top of every detail. She hit every deadline, lining up inspections, survey, appraisals, and walk-throughs. She coordinated with our lender and setup the closing. She remained in constant contact with us throughout the process, even when the state was under a shelter-in-place. I will continue to refer all my friends, family, and even strangers to Kara. If/when it comes time to sell, Kara will be the listing agent.
