I moved from Atlanta to the west coast at a time when it didn’t make sense to sell my house, so had been renting my property long distance. When it finally came time to sell I was faced with putting it back on the market and hoping for a sale all while living 3000 miles away. Cary was an absolute godsend in helping me prep the house, working with contractors and getting it listed all on my behalf. He was able to recommend contractors and service people to do the work; something that would’ve been hugely difficult for me to do long distance. His sales and marketing savvy and knowledge of the Atlanta market allowed us to price the home aggressively but fairly and maximized the value I received at closing. With Jennie's calm, professional expertise I was able to successfully complete a 1031 Exchange in a very adverse market for the buyer. Because of market conditions, I wanted the transaction completed during the Exchanges 45 day identification period. I am now the owner of a rent-able high end condo, the Exchange was completed with time to spare. Jennie was full of ideas and always available. I can not overstate how available she was and how reassuring it was to have all my questions answered or researched and answered so quickly. Kara was so amazing to work with when buying out home. We originally told her we just wanted to be ready should the right house find us, but we were in no rush to buy. She made sure that we were set up with the right lenders & pre-approved, so that we could move fast when we were ready. The second home we saw was on the market for one day, we tried to get in for a showing but they were full. About an hour later, Kara let us know the sellers extended showings for a half day and there was one spot open. I truly believe Kara may have talked them into extending showings but I don't know. We saw the home at 10am with Kara's assistant Lidija, at around 10:30 we said let's put in an offer and Kara had to write up our offer by noon. Kara got everything in on time, talked to us on the phone about 100 times that day to make sure we knew what was happening, and by 6 our offer was accepted. Kara helped us through inspections. She was at the walk through & of course, the closing to make sure we understood everything again. Without Kara getting everything ready to go for us on the front end and being so realistic and honest with us about what offers would be considered in the crazy early 2022 market, we would have never gotten our house. She was responsive, had great knowledge of the area and the market, and she made sure we beat 13 offers to get our dream home. Cannot recommend Kara enough!
